Working with You
Abode Property Management work closely with all our landlords – whether they happen to be based in Bristol or abroad. Our Managing Director and owner, Steven Harris, liaises with new landlords to establish their exact requirements supported by an experienced team of lettings experts.
Where some landlords require only limited support such as simply a let only service, others may be located overseas, have large portfolios or have busy work lives and prefer Full Property Management with more regular feedback.
We are always keen to help, whether you have a small studio apartment or a large portfolio of properties.
Our Step by Step Process
How we Work
Free Valuation Service
Discuss your requirements with one of our experienced lettings managers after they have visited your property. Get advice on the best possible tenant for you, discuss any changes that will add value and understand how we will market your property and support you throughout the process.
Preparing for Launch
We will arrange for professional photography to be taken in preparation for marketing your property. We also invest in industry-leading Matterport software to create a 3D tour which is proven to help speed up the lettings process as well as improve the quality of tenants.
Selecting the Best Tenant
We will discuss potential tenants with you and then, if you are happy, undertake our in-house comprehensive vetting process so you can let your property with confidence. Once complete we will issue all relevant documentation to ensure you are legally compliant and fully protected.
Partner with Abode
After our initial conversation we will provide you with clear information about how we believe can support your lettings journey. If it works for you then we will issue contracts and begin what we hope will be a long and valuable partnership with our team.
Marketing your Property
All new properties go onto our website and Rightmove within 24 hours. We undertake unlimited viewings to make sure we get the right tenant for you and will regularly discuss progress with you so that you know exactly where things stand and have a say in everything.
Providing Ongoing Support
Our team are always available to provide support should you need it. If you select our Full Property Management Service you will have a dedicated property manager who will manage all aspects of your property from rent collection to maintenance queries and regular inspections keeping you informed and updated throughout.
